We bought a bank owned house and the seller (Bank of America) selected this escrow company. It took two weeks after our offer was accepted until they finally were able to provide the opening package. The escrow officer almost never answered emails and I was never able to reach her by phone (she was always at lunch). Because of the two week delay the closing was delayed and the rate lock of our loan expired resulting a several thousand dollar penalty that we had to pay.
Soon after moving in our new home we discovered a problem with a furnace. Since it should have been covered by the home buyers one year warranty plan that the seller had bought I contacted the company providing the warranty. It turned out that Landsafe Title hadn't paid the premium and it took several days to get that settled out.
Now exactly one month after the closing I still haven't received the closing documents or refund of the extra money I paid. I contacted them a week ago (wasn't able to talk directly to my escrow officer) and was given an explanation that the documents and the refund were sent to my previous address, which I don't think is true since our mail is forwarded to the new address. The person on the phone said they will send the documents and a new refund check to the new address.
Today, eight days later, I still haven't received anything. Called them again (my escrow officer was again at lunch even though it was 3pm) and spoke with a different person. She wasn't able to tell if anything was done after my last week's call. She also told that the documents have been archived and it will take at least two weeks to get anything done. She was able to send me the final closing statement by email, though.
I don't know how companies like this one can manage to stay in business in today's economy.
